Choosing a Lender
Most developers have tie-ups with lending institutions that offer financial assistance for buying properties. However, is you are looking for a different lender, make sure that you put in the due research and compare various home loan offers before making your final decision.
The Application Form
Once you have chosen a lender, obtain a copy of their home loan application form. Fill the form with your personal details, employment history, educational background, income sources, and other required information, like the specifics of the property that you are planning to purchase. Once you have filled out the application form, you should get your documents ready. While the documents required for a home loan may vary from one lender to the other, you will generally be asked for:
- Identity proof (Aadhaar card, utility bills, driver’s license, etc.)
- Proof of residence (Aadhaar card, utility bills, driver’s license, passport, etc.)
- Age proof (Birth certificate, 10th certificate, etc.)
- Proof of income (Salary slips, ITR, bank statements, etc.)
- Self-employed individuals also need to provide business documentation, like profit and loss statements, balance sheets, proof of business address, business license, etc.
- Details of property to be purchased, including an approved building plan, society/builder consent letter, estimate of construction costs, etc.
Processing Fee Payment
After the completion of the application submission and documentation, you need to pay the processing fee to the lending institution. The processing fee serves as the initial charge that kickstarts the home loan process and maintains the active status of your home loan account. This fee is non-refundable.
Discussion with the Lender
After these steps, the lending institution may at times request a telephonic or face-to-face discussion with the loan applicant. The aim of this discussion is generally to gather more information about you and to verify your ability to repay the home loan.
Verification of the Documents
After you have provided all the necessary information required by your lending institution, the lender will evaluate your application and documents thoroughly. A representative from the lending institution may also visit your home and workplace for verifying your details and to check the references you mentioned in the application.
The Approval Process
Once your application is approved, the lender will issue a sanction letter that outlines the approved loan amount, interest rate, and other terms and conditions of the home loan offer. You must review the sanction letter carefully, sign it, and return the acceptance copy to the lender to acknowledge that you agree with the stated terms and conditions.
Technical Checks
After you accept the offer letter, the lender will focus on the property you plan to purchase. If you still need to finalise the property, you can ask the lender for a time frame. A technical inspection of the property will be conducted by a civil engineer or architect to assess the stage of construction, quality, compliance, and layout of the property. For ready-to-move in property, the lender assesses the property value and maintenance.
Legal Verification
All original property documents must be submitted to the lender. These serve as collateral for the home loan and are retained by the lender until you repay the loan and interest. These include:
- The name, identification, and address proofs of the seller
- Name and address of property
- If the seller is not the primary owner, written documents
- Primary legal owner’s No Objection Certificate (NOC)
- NOC from the statutory development board representative
- NOC from cooperative housing society
- Lessor’s NOC for leased land
Sign the Loan Agreement
This is the final registration of the home loan offer. The loan documents are drafted, stamped, and signed. The loan agreement is then signed by the applicant.
Disbursal
Once all legal requirements are met and the home loan agreement has been signed, the lender will disburse the loan amount. If the property has already been completed, you will receive the full loan amount. However, if the property is still under construction, loan disbursement may occur in stages based on the progress of the construction.
